How to order a Katana House?
The process is simple and straight forward and involves several steps described below.

1. Initial configuration and Design&Bid Set purchase. 6.000-45.000 $*
Once you have decided on the model and you have the land - the first step is the purchase the model design package / bid-set. This package includes more detailed floorplans than published in the website, elevations and building data that will be necessary for the next steps. Design package also includes placing the layout of the house on your lot plans. Katana House is providing more detailed plans based on the process described in this page.
* Design package is not ready to build set - it is a initial non refundable licensing fee and design package that will need a lot of other steps for a construction ready documentation.
Next a design has to be adapted to your lot (see points 2 & 3 below) and once the design is ready and signed off by the customer, this design package is the basis for the next steps: engineering (structural, site, civil, MEP). It is also used for contractor bidding, factory kit pricing, window pricing, and budgeting for finishes.
It also allows you to start looking for the necessary local contractors for site-prep works while we are working through the next steps described below.

2. Lot feasibility study
You will provide us all the documentation available for the lot including the site plan, property survey, soil test (geotechnical report), flood elevation, zoning information, etc. This gives our team a good foundation to understand the site and what has to be done in next steps.
3. Design adaptation to the lot
We can do the adaptation of the plans to your lot of your individual program. This scope of works is done on a retainer basis and we will adjust the necessary changes based on lot specifics and your individual design program.
4. Engineering
Now that the design plans are ready and lot related document package is reviewed - it is time to work on detailed engineering. This step involves structural engineering, civil engineering, foundation, mechanical, electrical, plumbing, hvac and other engineering tasks. The cost of these tasks directly depend on the result of the first three steps. A preliminary quote will be provided for each engineering task.
4b. Specialized equipment engineering
Includes solar, energy storage, home automation, smart systems, any other specialized systems, etc.
5. Finishes, specification and interior design
You can choose finishes from our standard offering or we can provide full-scale interior design and decor services and design consulting. Once the choices are made our design team will work with the sourcing team and contractors to coordinate the process.
6. Construction schedule & choice of contractor
Once the engineering is done and all specifications are clear it is time to create the building schedule and determine the responsibilities and scope of work of each party - the factory, supply chain, contractors and designers.
7. Permitting
You can apply for the permits yourself or a general contractor can do it. Permitting process usually involves local fees including impact fees, permit fees, utility fees, etc. Since cities and municipalities are very different, this is one of the only parts where we can not predict the time it will take. Getting a permit can take a couple weeks or in some places up to several months.
8. Placing the order for a house kit
As permits are obtained the off-site house kit manufacturing can start simultaneously with the ground works. It is time to place the house kit order. In some cases customers pre-order the materials in an earlier stage. If you are working with our designers on the finishes, fixtures and furnishings it is also a good time to start ordering necessary finishes.
9. Ground works & foundation
Ground works and foundation is built based on soil conditions, factory guidelines and local requirements by a general contractor. It all happens simultaneously while the house kit is in production and windows and doors are being manufactured..
10. House delivery
As the factory installation team has confirmed the compliance of foundation and house kit is ready for delivery and kit has been fully paid, the kit is delivered to the site.
11. Installation
Your house is being installed on a foundation by factory-certified installers. In some cases, factory sends instructors, and local contractors do assembly works. In other cases it is a factory installation crew. Installation includes assembly, and works up to the point that the house is watertight.
12. Finishes
Katana House approved chosen contractor installs pre-ordered finishes. Includes exterior and interior finishes, fixtures and appliances.
12b. Specialized equipment
This part is optional and can include solar power, energy storage, smart home systems, hydroponics, smart ventilation, automation, etc.
13. Landscaping
As construction works are finalized and site is cleared from construction equipment - landscaping takes place.
14. Obtaining Certificate of Occupancy
Final inspections are done, all payments are settled and Certificate of Occupancy is issued.
15. Move-in
House orientation is provided and you can move in and enjoy your new KATANA HOUSE

Pricing guidelines for each step

While the price of a finished house depends on a thousand different variables and is estimated in the Soft Cost phase - here are the cost position guidelines and starting prices for each step.
Note that they differ by region. In general you can refer to standard high-quality building costs for the same level of finishes based on high energy efficiency standards in your area using a +/- 25% variable.
Part 1: Soft Costs - expect between 6%-12% from estimated construction costs. Includes Design, Licensing, Engineering services = the necessary works up to a permit set that is ready to be submitted to your building department except city fees.
1. Initial Design package & Licensing Set purchase
The design package price varies by components chosen and is from 6.000$ to 45.000$+ and depends on the house model's size. For example, ONE series starts at 6000$, All 24ft series (TWO Eco) start at 12000$ and 36ft (THREE LUX) start at 18000$. Additions are from: 1500 for connecting modules 4ft and 3000 for wider connecting modules. Garage-only add-on modules from 6000$ and garage with master suite add-on modules from 9000$.
PassionHouses design pricing can vary by region and size, please inquire.
2. Lot feasibility study
From 1500$, depends on quality of customer's provided source documents. Preliminary site visits from 500$, subject to schedule and availability.
3. Design adaptation to the lot and individual changes
From 2000$ for initial set.
4. Engineering
From 9000$ for structural engineering for ONE series up to 27.000$ for a custom THREE series house, From 3000$ for MEP, special engineering - based on the scope of works and house size. Given here are just examples. You can expect the engineering to be up to 5% from total constriction estimate. Engineering can involve also civil engineering and other disciplines determined at design project evaluation.
Expect soft costs in points 1 to 4 to be between 6 to 12% of planned building cost.
5. Interior design and specialized equipment design & engineering services
Interior design packages start from 3000$ for smaller ONE series houses + material sourcing costs. Design consultations from 300$ for 1st h, 200$/h after. Expect a throughout design detailing, interior design or specialized equipment design cost to be between 2 to 4% of projected building cost.
6. Construction schedule and choice of contractor
No cost at this stage.
7. Permitting & fees
Please check with your city or municipality what type of fees there will be. Possible costs are, but not only: impact fees, permit fees, utility fees, environmental fees, etc. Permit fees are not included in our prices.
Part 2: Construction costs
Construction cost guidelines, Total costs for works above the foundation, turn-key, excl. soft costs.
Florida pricing at time of publishing. Prices vary by location. (Katana House may not provide all construction phases in all regions) :
Katana ECO - from 300's $/sf - 600$+/sf + soft costs
Katana House Modern & PassionHouses M series- from 400's $/sf and up to 800$+/sf + soft costs
Ultimate high-end individual programs and PassionHouses Villa program from 500$/sf - 1000$+/sf. + soft costs
8. Placing the order of a house kit (panels, glass systems, doors, etc. that are manufactured on demand)
Typical costs:
Down payment 50% at material order
30% at production start
20% before material shipping
9. Groundworks and foundation
Site-specific, starting from 20$/sf + utilities for slab on grade. Locations requiring higher elevations due to flood zones or mountain sites with elevation differences, expect foundation costs from 30.000 - 250.000$ based on house size and site specifics (price bracket given for our standard size models). Geotechnical report required.
10. House delivery
Based on location - from 5000$ per flatbed truck or for 40ft HC container (a complete house kit may need several trucks or containers) Shipping is a 3rd party service and is calculated at market rates at the time of booking the freight. Components for finishes may ship separately.
11.Installation
Site & location specific. Expect installation to be at least 50% of material costs
12. Finishes
Cost based on clients choices. Katana House provides two standard solutions and a lot of customizable options. Expect 25 - 50% of total construction costs.
13. Landscaping
Site-specific, often provided by customers own landscapers or our landscape architects.
14. Obtaining the Certificate of occupancy
Location-specific CO costs.
15. Move in
49.95$ for a set of glasses (champagne provided by Katana House).
