- What type of loan do I need to purchase a Katana House?
Conventional financing. Katana Houses are considered traditional, conventional houses, not modular, not mobile and are build based on regular construction codes of residential houses in your area so all conventional financing options will qualify.
First you may need a construction loan or land purchase + construction financing that you will change into a mortgage once the house receives the certificate of occupancy and construction works have been finalized.
- Do you offer financing for the construction phase?
Our financing experts have many programs available for various scenarios and we suggest you to have a consultation with an expert to determine the best programs suitable for you. Fill out the form above.
- Do you offer in-house manufacturer financing or installment payment options?
KATANA HOUSE is not a financing company and we do not provide financing ourselves but our financing partners have many programs for various needs. All conventional construction financing options apply to Katana House projects.
- Can I buy your house with zero money down?
Every construction project consists of two parts: soft costs and construction costs. Typically you have to pay the soft costs in advance and have a down payment for your construction project before financing takes over. If you own the land outright lenders often take that as a down payment or count towards your contribution towards the project. You might be able to refinance the project and re-gain some or all of the out of pocket initial costs once the project is built, but that is solely dependent on the market valuation, property location and many other factors. Please ask for professional advice.
- What are soft costs?
Soft costs include design & project licensing services, design modifications, interior design services, engineering services, paying for different fees and services such as soil tests, tree surveys, etc. followed by impact fees, permit fees and other possible city or county fees. These costs are usually paid out of pocket upfront and have to be finalized prior any construction can start. The amount of these costs can be anywhere from 5 to 15% from total construction costs.
